The main objective of this role to lead and manage PHM team to improve work performance. Handling every aspect of concerns, provides well services and security to residents. Oversee the transition process to customers to ensure it meets/is compliance to company process.

Full Working Days and Hours:

• Monday to Friday from 8:00 am to 12:00 pm & 1:30 pm to 5:30 pm
• Saturday from 8:00 am to 12:00 pm
• Lunch time: 12:00 pm to 1:30 pm 

• Manage PHM teams by giving consultation, advise and coach them to improve their work performance
• Oversee and manage on daily property operation to ensure it is going well such as cleaning, security, waste collection, maintenance of common areas or services in facilities
• Coordinate with technical teams for efficient services to residents, maintenance of the common areas and running of the project facilities.
• Coordinate with construction team and sale admin team during handover procedure.  Maintain and develop good relationships with owners and service providers.
• Monitor and review the operations of internal staff or third parties providing services such as cleaning, security, landscaping, safety audit or repairs.
• Liaise directly with owners to handle on-site practical issues and to deal with any problem that may require approval from the upper management level and ensure good communication among communities, neighborhood, local authorities and other third parties.
• To be reasonably available on call, out of office hours, in case of an emergency incident.
• Secure property by contracting with security patrol service, installing and maintaining security devices, establishing and enforcing precautionary policies and procedures, and responding to emergencies
• Manage and control all mockup home and also infrastructure, Chea Ry venue, Kid parks to ensure it is well maintenance, repair and clean
• Properly control and manage on all mockup home’s key and site/worker entrance to ensure all houses/entrance are lock/unlock basing on provided schedule  Promote good community of living and engagement by preparing seasonal event within community (Chinese New Year, Khmer New Year, Pchum Ben, Halloween, International Children Day, and Christmas) 
• Identify site safety issue and analyze the report that could make improvement
• Ensure the HSE policies, procedures, and guideline are implementation to have safe and healthy work environment
• Monitor and manage team to ensure all gardens are nice and green
• Manage on drivers to provide well support to construction department and also back-office department (Finance, and HR) as per request  Initiative new ideas from outsides to improve within department and for company to management team
• Good communication and well cooperation with other cross function department or related department to ensure the tasks are completed basing on timeline with effectiveness
