The Building Supervisor is responsible for developing and implementing leasing strategies to attract and secure tenants for office spaces and commercial buildings. This role involves negotiating lease agreements, conducting market research, and coordinating with marketing and property management teams, overseeing leasing budgets, promoting properties through various channels, and ensuring all leasing documentation is compliant with regulations. However, he manages all operations in the building, facilities, maintenance, etc.
- Lead and manage the daily schedules and performance of the Front Office, Engineering, Housekeeping, and Security teams.
- Oversee comprehensive building security, maintenance, and preventative upkeep, including systems (fire safety, structural integrity) and scheduled services (deep cleaning, pest control, HVAC maintenance).
- Control all operational and administrative activities within the building, ensuring efficient facility management.
- Manage internal and external formal communications, including official correspondence, announcements (e.g., lift closures), and public holiday notifications.
- Coordinate with the Engineering team to monitor equipment usage, authorize repairs, and manage the procurement of necessary parts and tools.
- Oversee all renovation projects and engineering works within the building from planning to completion.
- Handle procurement for the building and leasing department, including obtaining quotations, seeking approvals, and purchasing required items and services.
- Develop and execute leasing strategies to attract new tenants, conduct market research on rental prices, and liaise with real estate agencies.
- Manage the full tenant leasing cycle: preparing quotations and floor plans, issuing offer letters, finalizing lease agreements, and coordinating move-in processes (renovation, access cards, orientation).
- Conduct regular inspections of the building and tenant spaces to ensure lease compliance, proper property upkeep, and adherence to standards.
- Serve as the primary point of contact for tenants, addressing complaints and service requests promptly, and following up to ensure satisfactory resolution.
- Compile and maintain accurate data on building occupancy and space, preparing reports for management review.

Education
- Bachelor’s degree in business management or related fields
Experience
- 3- 5 years working experience of directly relevant Commercial Real Estate Property Management experience, or Building leasing
- Demonstrated success in handle customer its large projects and high-rise buildings.
- Strong existing relationships with key developers, contractors, owners, consultants, architects, engineers, fabricators, etc.
Computer Skill
- Good computer skills (MS Office).
Language
- Good spoken and written English. Chinese is a plus
