Store Development Manager

The Store Development Manager is responsible for driving the company's store expansion strategy by managing site acquisition, leasing, project execution, construction compliance, facility management, and capital expenditure optimization. The role ensures the delivery of new stores and renovation projects on time, within budget, and in compliance with company standards while maintaining a sustainable store network pipeline that supports business growth objectives.

1. Store Network Development & Pipeline Management

• Develop and manage the company's store expansion pipeline in alignment with strategic growth objectives.
• Identify, evaluate, and secure new store locations based on demographic, commercial, and financial feasibility assessments.
• Build and maintain a robust pipeline of potential sites to support annual expansion targets.
• Present site proposals, financial evaluations, and investment recommendations to management.
• Take full accountability for achieving approved store opening targets and expansion KPIs.

2. Leasing Management

• Lead all leasing activities, including site sourcing, negotiations, renewals, relocations, and lease terminations.
• Establish and maintain relationships with landlords, developers, brokers, and property owners.
• Negotiate favorable commercial terms to maximize return on investment and occupancy cost efficiency.
• Monitor lease obligations, critical dates, renewals, and compliance requirements.
• Ensure lease agreements align with company policies, legal requirements, and business objectives.

3. Project Cost Management & Evaluation

• Prepare and manage project budgets for new stores, relocations, refurbishments, and renovations.
• Conduct financial evaluation and investment analysis for store development projects.
• Monitor project expenditures and ensure delivery within approved budgets.
• Identify cost-saving opportunities without compromising quality, safety, or operational requirements.
• Review contractor quotations, tender submissions, and project variations.

4. Store Construction & Compliance Management

• Lead end-to-end execution of store construction, renovation, and fit-out projects.
• Ensure projects are delivered according to approved timelines, specifications, and quality standards.
• Monitor contractor performance and project milestones.
• Ensure all store development activities fully comply with Group Policies, Procedures, governance standards, and statutory regulations.
• Conduct regular site inspections to ensure safety, quality, and compliance requirements are met.

5. Facilities Repair & Maintenance Management

• Develop and implement preventive maintenance programs for all stores and support facilities.
• Oversee repair and maintenance activities to ensure minimal disruption to operations.
• Manage service providers, maintenance contractors, and vendor performance.
• Monitor maintenance spending and asset lifecycle management.
• Ensure facilities comply with health, safety, and operational standards.

6. CAPEX Optimization & Cost Reduction

• Develop and implement initiatives to reduce store development and capital expenditure costs.
• Standardize store design, specifications, and procurement processes to achieve economies of scale.
• Conduct value engineering reviews to optimize construction and fit-out costs.
• Negotiate competitive pricing and framework agreements with contractors and suppliers.
• Track and report CAPEX savings against approved budgets.

• Bachelor's Degree in Engineering, Architecture, Construction Management, Real Estate, Facilities Management, Business Administration, or related field.
• Minimum 5-8 years of experience in retail, F&B, or commercial store development.
• Proven experience in leasing, project management, construction, and facilities management.
• Experience managing multiple projects simultaneously.
• Strong understanding of lease negotiations, construction processes, and project financial evaluation.
