The Assistant Manager, Project supports the Project Manager in implementing and managing all aspects of real estate development projects, from early visioning through construction completion. Reporting to the Project Manager, this role serves as an operational point of contact for both the project consultant team and the construction team. This role coordinates and manages stakeholders during design development, implementation, handover, and defects liability stages to ensure high-quality outcomes that meet project and statutory requirements, within agreed timelines and budgets. The role also involves overseeing consultants, site managers, engineers, contractors, sub-contractors, and specialist contractors to ensure work is delivered on time, within budget, and to the required standard.
Project Planning & Coordination
- Oversee project implementation by coordinating with consultants, managing site management and supervision teams, and monitoring all construction activities to deliver project plans effectively.
- Provide technical and operational decision-making leadership to ensure successful project execution.
- Direct consultants and site supervision the teams to implement project decisions, enabling them to lead their own teams effectively.
- Work with Project Manager in pre-qualifying, selecting, and onboarding contractors, suppliers, vendors, and specialist consultants.
Quality, Time & Budget Control
- Deliver projects that meet specified objectives and results in annual goals and work plans, achieving required quality standards within agreed timelines and budgets.
- Recommend changes or alternative actions if projects are off-schedule, over budget, or not meeting expectations.
- Review consultant and contractor proposals—including designs, technical submissions, specifications, cost documents, and variation requests—and approve or reject as necessary.
Contract & Progress Management
- Lead construction contract supervision, monitor progress and quality, and assist in certifying completed work to enable accurate payment processing.
- Prepare or assist in preparing project memorandums covering status updates, consultant/contractor appointments, contract awards, cost variations, value engineering, and terminations.
Stakeholder & Industry Engagement
- Meet regularly with the Project Manager and internal/external stakeholders to monitor and report on progress.
- Liaise and build strong working relationships with industry partners to support project delivery.
Risk & Compliance Management
- Develop cost-effective plans to support timely and efficient project completion.
- Manage operational and compliance risks to avoid delays, penalties, or reputational damage.
- Secure all permits and legal documents before project commencement and completion.
Team Leadership & Others Support
- Select and train qualified project staff, assign clear roles and objectives, provide effective supervision, and manage performance to ensure efficient operations.
- Work primarily on construction sites, with travel to other locations as required.
- Engage outside agencies for support on an ad-hoc basis when necessary.
- Bachelor’s degree in Business, Engineering, Architecture, Real Estate, or related field.
- 3–5 years’ experience in real estate or construction, including at least 2 years in a supervisory role.
- Strong leadership and stakeholder management skills.
- In-depth understanding of real estate and construction processes.
- Knowledge of project management methodologies, systems, and tools.
- Strong problem-solving, analytical, and decision-making abilities.
- Excellent communication, negotiation, and report-writing skills.
- Financial acumen for cost control and budget management.
- Ability to work under pressure and adapt to changing priorities.
- Physical ability to conduct site inspections in varied conditions.
