The Leasing Manager is responsible for improving leasing performance, securing new tenants, managing renewals, and maintaining strong broker and corporate relationships. This role plays a key part in increasing occupancy, improving tenant retention, and achieving revenue targets.
1. Leasing & Revenue Growth
- Achieve monthly and annual leasing targets (occupancy & rental rates).
- Source and secure new tenants through direct marketing, brokers, and referrals.
- Conduct property tours and present tailored leasing proposals.
- Negotiate lease terms, renewals, expansions, and rental revisions.
- Monitor market rental trends and competitor activity.
2. Agent & Client Relationship Management
- Develop and maintain strong relationships with property agents and corporate clients.
- Organize broker engagement activities and property briefings.
- Follow up on enquiries and maintain high conversion rates.
3. Marketing & Lead Generation
- Work with marketing team to develop leasing campaigns.
- Support online listings (Facebook, property portals, website).
- Support promotional strategies to improve building visibility.
- Identify new target segments (SMEs, foreign companies, relocations, service businesses).
4. Tenant Retention & Asset Performance
- Manage lease expiries and renewal strategy.
- Coordinate with building management to ensure tenant satisfaction.
- Monitor arrears in coordination with finance team.
- Provide Daily/weekly/monthly leasing performance reports to management.
5. Documentation & Compliance
- Prepare LOIs, tenancy agreements, and leasing documentation.
- Ensure proper filing and documentation of all leasing records.
- Coordinate with legal and finance departments when required.
- Bachelor’s degree in business administration, Real Estate, Marketing, or related field.
- Minimum 3–5 years of leasing experience in commercial real estate (office building experience preferred). (Required)
- Proven track record in achieving leasing targets.
- Strong understanding of Phnom Penh office market and rental benchmarks.
- Skills & Competencies
- Strong negotiation and closing skills.
- Excellent communication and presentation skills.
- Fluent in Khmer and English (Mandarin is a great advantage).
- Strong network of agents and corporate contacts in Phnom Penh.
- Good knowledge of lease structures and commercial terms.
- Results-oriented and self-driven personality.
